One flag from the photo set: the crawlspace shot shows the HVAC flex duct pulled out, so duct reconnection is a real work item on top of the cosmetics.
First deal together, so the structure stays simple. You bring the exit and the money, we bring signed paper and a closing that’s already on rails.
Your side: disposition and proof of funds. You take the deal to your buyer list.
Our side: the signed $34,000 contract, earnest money already posted, and the 9/14 close already coordinated. The seller has already pre-consented to assignment - the contract reads “and/or assigns,” so the exit is assign or close, your call.
The split: 60/40 on the spread. On a first deal we keep the paperwork light: one JV agreement, one closing, one wire.
